Broadmoor corridor gets another housing development
Richmond American Homes returns to customizable options
RIO RANCHO — A lot of homes are going in along Broadmoor Boulevard, and now there’s going to be more.
Richmond American Homes celebrated the addition of the Broadmoor West development near Broadmoor ad Montezuma boulevards March 20.
Division President Troy Crutchfield said Broadmoor West is the biggest of three developments by Richmond on Broadmoor.
“We definitely saved the best for last. This piece alone has been a long process. We internally have been working on it for over three years,” he said.
The company’s five floor plans range from 1,900 to 3,100 square feet and start at around $448,000. A fully customized home will get into the $600,000 range, according to Crutchfield.
“We've actually been working on the actual development side for just over a year, so we did about two years of pre-work prior to even starting to get those 53 lots. It was a long time coming. It feels really good that we got through the finish line, and here we are,” he said.
Crutchfield has lived in Rio Rancho his whole life and has built homes in the area for about 20 years, he said.
Broadmoor West is completely built by Richmond American Homes, according to him. He said that even though other developments with other companies along Broadmoor were successful, they wanted one development “to themselves.”
“I will say, though, this is an upgraded product we built originally. It's a little wider. It's what we would call our portfolio house, which is more of your move-up buyer customer,” he said.
Part of that was a switch Richmond made back to the “bill to order” home, which Crutchfield said means more options and customizable homes for buyers.
“So basically, all of these houses probably come with 15-20 different variations, whether it's a butler's pantry or a bigger wet bar. We have different bathroom variations. We have a deluxe bath and our normal bath, or we have a tub,” he said.
He added that process allows families to pick a community and pick the type of home that fits their needs.
That isn’t the only card Richmond has up its sleeve.
“One of the things that I'd really talk about because we're actually the only production builder in our market that does this. Our energy star is 3.2, which is the government efficiency of our build. So we're Build Green New Mexico and Energy Star. All of the other builders around here, none of them put in for the Energy Star because they build different than we do,” he said.
An example of how the homes earned this distinction, he said, is the stud patterns that allow more insulation and less energy leakage.
“Also, PNM just gave us an award for lowest energy used as far as electricity," he said.
As a business, Crutchfield said, Richmond puts people first.
“We started that way four years ago when we first came into town, and I've done a really good job of building the team that truly believes that where we want to build a quality product and put our customers first, so that's kind of what motivates us to keep doing this,” he said.
